• What floor plans are available at Westline at Flanagan Lake?  We have Studio, 1 bed, 2 bed, & 3 bed options.
• How much does rent cost at Westline at Flanagan Lake?  This would depend on your unit type, and when you are applying.  Contact office for more information.
• Are utilities included in rent? They are not these would be separate.  We have a convenience package that includes sewer/water, valet trash, Wi-Fi, & community fee.  For a studio $170/month, 1 bed $175/month, 2 bed $180/month, & 3 bed $185/month.  You will also have property liability coverage $14/month, as well as OPPD would be in your name and your responsibility.
• What lease terms are available? 5–13 month leases
• Are short-term leases offered?   The shortest term we offer is 5 months starting out.  Short term leases will have monthly additional fees: 5-6 months add $250/month & 7-11 months add $100/month.
• What specials or move-in incentives are currently available?  Currently we have reduced unit pricing.

• How quickly can I move in?  This can be found on our website under floor plans or the interactive map.  You will see an available date on the unit #, this would be the soonest we could get you into the unit.

• What features are included in the apartments? Here at Westline in the units we have: Quartz Countertops, Efficient Appliances, Refrigerator, Disposal, Dishwasher, Microwave, Lake Views, Full Size Washer & Dryer, Air Conditioner, Patio/Balcony, & Smart Locks.
• Do apartments include in-unit washers and dryers? Yes, full sized unit in every apartment.
• Are apartments furnished? No.
• Do apartments have balconies or patios? Depending on unit yes, they will have one or the other.
• Are stainless steel appliances included? Yes
• What smart home features are available? None
• Do apartments offer attached garages or reserved parking?  We have attached garage & detached garages on property.  They are not attached to the actual apartment but are attached to the building if an attached garage.

• What amenities are available at Westline at Flanagan Lake?  Here at Westline we have the following Community Amenities: Resort-Style Pool, Firepit, Pergola, Courtyard with seating & Grills, Fitness Center, Two Conference Areas, Bark Park, Pet Washing Room, On Site Bicycle Storage & Repair, Community Lounge for events, On Site Maintenance, On Site Management, Attached & Detached Garages, Community Deck Overlooking Flanagan Lake, Close to Flanagan Lake, Parks, & Walking/Biking Trails.
• Is there a fitness center?  Yes, and it is open 24/7.
• Does the community have a swimming pool? Yes, it is open 10am-10pm daily.
• Are there coworking spaces or business centers?  We have conference areas in the clubhouse building.
• Is package receiving available?  We have a package room that is located in the clubhouse building.  You would need to use the GeoKey app to access this room.
• Does the property offer outdoor gathering spaces?  We do have a courtyard as well as a flex room balcony for residents to enjoy.  We also have a bark park for our fur friends to gather.
• Are there EV charging stations? No.

• Is Westline at Flanagan Lake Pet friendly?  Yes, we love our fur friends.
• What pets are allowed?  We accept both cats and dogs here at Westline.
• Is there a pet deposit or monthly pet rent?  Yes, there is a one-time pet fee for the 1^st pet in the amount of $350, and $150 for the 2^nd pet.  The monthly pet rent is $45/month for dogs & $35/month for cats.
• Are there breed or weight restrictions? Our breed restrictions are not allowed: Pit Bull, Rottweiler, Doberman Pinscher, Chow.  Our breed restrictions that are conditional upon having a Canine Good Citizen Certificate): Dalmatian, Akita, German Shepard, Husky, & Alaskan Malamute.
• Is there a dog park on-site? Yes, we have a bark park located between building #2 & #4.
• What pet services are available nearby?  We do have a pet washing station in building #1 that has a large washing basin.  It also has a grooming table and dryer.

• Where is Westline at Flanagan Lake located?  We are located on the North West corner of 168^th & Fort Street in Omaha, NE.

• What shopping is close to the community?  We are lucky to be so close to so many shopping centers.  We have Village Pointe Shopping Center (8min away), Shoppes at Grayhawk (7min away), The Shops of Legacy (15min away), & Westroads Mall (15min away).  There are also many food options close by such as Walmart, Target, Aldi, & Hyvee.

• What are the best things to do near Westline at Flanagan Lake?  Flanagan Lake is seriously our biggest attraction here.  You can walk across the street to a 5-mile paved loop around a 220 acre reservoir.  There is a playground, kayaking, & fishing.  Plenty of things to do out here.  We also are very close to shopping.
